WHAT WE DO

NORTH WEST SURVEYORS are an independent Chartered Surveying practice based in Sefton, Merseyside and covering Merseyside, Cheshire, Greater Manchester and Lancashire postcodes.

Our specialties are property surveys and valuations in the residential sector.

Utilising the latest technologies in both surveying and delivering reports to clients we pride ourselves on a swift and efficient service tailored to our individual client’s needs.

Surveys will be undertaken by highly experienced Chartered Surveyors with detailed local knowledge.

Nick Bradbury MRICs DipHI has been working as a Chartered Surveyor since 1985 and formed North West Surveyors Ltd in 2007 since then thousands of clients have been provided with residential surveys and valuations.

The practice is registered with the Royal Institution of Chartered Surveyors, operates a complaints procedure and carries full PII cover. Our surveyors are Registered Valuers under the RICS Registration Scheme.

EXPERT REPORT

When and why do you need an Expert Report?

This type of report is needed for Court purposes in cases of matrimonial breakdown or other disputes involving property ownership and value.

New rules on Justice mean that instead of two valuations, one for each party, a single, jointly instructed, expert surveyor is appointed to provide an unbiased valuation for the Court. This valuation forms the basis on which matrimonial, or other, issues can proceed without protracted negotiations and costs on both sides.

North West Surveyors can provide reports in the required format to satisfy the Court.

Payment is usually split equally between both sides.

What does it comprise?

A brief visual inspection of the property including where applicable an inspection of the roof space from the head of a ladder.

A concise report outlining the property type age and accommodation.

A Valuation – Market Value – as defined by the RICS.

An Insurance reinstatement valuation if instructed.

A summary of major defects visible from a surface inspection that may impact upon market value.

Post Inspection

VALUATION

When and why do you need a Valuation?

A valuation is a brief inspection and report to identify the property, its accommodation and its value.

  1. When buying a property you are confident is in good condition.
  2. For probate/Inheritance Tax purposes
  3. For Capital Gains Tax
  4. In cases of matrimonial proceedings. This will usually comprise a “Single Joint Expert” report jointly instructed by both parties and addressed to the Court.
  5. When selling a joint ownership property.
  6. For Insurance purposes. This valuation is not related to the property’s value but is the cost of reinstating the building.
  7. When selling a house bought under the Government Help to Buy Scheme or redeeming the loan.`

HOMEBUYER SURVEY

When and why do you need a Homebuyer Survey?

  1. When purchasing a property.
  2. Best instructed once a sale has been agreed and you are comfortable that the chain (if any) is secure.
  3. A Homebuyer Survey describes the condition of the property highlighting defects to help you make an informed decision on how to proceed.
  4. A Homebuyer Survey is suitable for most traditionally constructed houses, bungalows and apartments.

What do you get?

  1. A thorough visual inspection of the inside and outside of the property including garages, outbuildings and grounds.
  2. Internal inspection of any roof spaces (where it is safe to do so) or a head and shoulders inspection from the top of a ladder. 
  3. Lifting and visual inspection of drain covers where accessible.
  4. Damp meter readings of accessible ground floor walls and in other vulnerable areas.
  5. Inspection by ladder of low-level flat roofs.
  6. The report is split into the main elements of the building such as chimneys, roofs, walls floors, ceilings, services and grounds.
  7. A written report commenting on the condition of all the elements. This is easy to read and assigns condition ratings to all elements
  8. Advice on any matters to be checked by your legal advisor such as guarantees or consents for any major and minor works (where applicable).
  9. Advice about any hazardous materials or risks surrounding the property or people.

Pre-Survey / Post Survey

  1. We will ask you about any particular concerns you may have before we inspect the property.
  2. Our reports are usually delivered by email and/or post. We hope to report within 2 working days of inspection.
  3. Once you have received your report, we are available to discuss any concerns or explain matters that might not be clear.

Do you need a Valuation?

There is now an option to instruct a Homebuyer Survey with or without a valuation. If you are having a small mortgage for example you may choose not to have a valuation.

Many of our cash buyer clients also choose to instruct us without taking up the valuation option.

Fees are a little less when taking the Survey without a valuation.

BUILDING SURVEY

When and why do you need a Building Survey?

  1. When purchasing a property.
  2. Best instructed once a sale has been agreed and you are comfortable that the chain (if any) is secure.
  3. When the property is older, in poor condition or perhaps extensively extended.
  4. You should not instruct a Building Survey if there is a specific defect or structural movement perhaps highlighted in an earlier report. This is often an area for a Structural Engineer.
  5. If you want a detailed report covering all of the main elements of a property.
  6. When you want more advice about the construction, specific defects and an idea of the likely costs for such work.

What do you get?

  1. A thorough visual inspection by an experienced RICS surveyor of the inside and outside of the property including garages, outbuildings and gardens.
  2. Internal inspection of any roof spaces (where safe access is possible). 
  3. Lifting of drain covers where accessible and viewing the system in operation.
  4. An inspection of sub-floor voids where safe access is provided.
  5. Damp meter readings of accessible ground floor walls and in other vulnerable areas.
  1. Inspection by ladder of low-level flat roofs.
  2. A clear detailed written report highlighting repair condition and providing advice on future repairs and the rough costs attached to them. Priority ratings are assigned to each repair.
  3. Advice on any matters to be checked by your legal advisor such as guarantees or consents for any alterations or extensions.
  4. Advice about any hazardous materials or risks surrounding the property or people.
